You might want to
1. Not save the chat text with HTML. Parse it from the server side and add the HTML from the server side.
2. Cache the chat server side after a few entries
3. Empty chat file after a few otherwise that will be one long chat log after a while plus your server side will have a cached version and you won't have to refresh read a 1-2mb file but just check for file modification differences, parse new entries and cache them server side
4. Filter out HTML/JavaScript stuff from the incoming chat text
